Space Mates is a peer-to-peer storage marketplace that connects people with extra space to people who need it.
Like Airbnb, Space Mates takes care of the hassle of managing payments, so you won’t need to worry about this at all. Our mission is to help consumers have access to convenient & cheaper storage solutions.
Space Mates currently only operates within South Australia. We are looking to expand nation wide in the near future.
That’s the best part, it is absolutely free to list! Space Mates collects a small fee to handle payments and marks up the price you set for your space.
Yes, you can — as long as you have permission from your landlord or property manager. Many renters have unused garages, spare rooms, or sheds that can be listed on Space Mates, but it’s important to make sure your lease allows it first.
Once you’ve got approval, you’re free to list your space and start earning extra income from it.
Length of rental can be set or left open ended when you start a new contract. If circumstances change and you need your space back, you need to give at least 1 month notice to Space Mates and the Renter, to give them time to clear their goods.
If it practical storage then you can list it. This would include but not limited to;
- garages
- sheds
- shipping containers
- storage units
- warehouses
- parking spaces
- flat blocks
- carports
- spare bedrooms
- and more
It is super easy to list your space on Space Mates. It takes less than 5 minutes to set up your listing. To list the perfect space all you need it:
- Photos – Add at least 3 photos to showcase your listing
- Dimensions – you’ll need the dimensions of your space (length, width, and height). This helps potential Renters determine if your space can accommodate their stuff or vehicle
- Details – include features of your space, such as security, access and distance from public transport or amenities.
- When listing your space please ensure your information is as accurate as possible.

Yes. All listing prices on Space Mates are inclusive of any applicable taxes (e.g., GST).
Yes. As a host, you are responsible for ensuring your listing price includes any applicable taxes. Space Mates does not add tax on top of your price—you must factor it in when setting your rate.
If you have more than one space available, whether they are exactly identical or completely different, you will need to create two separate listings.
No, they cannot. When you create a listing, you set the rules and instructions according to your preferences. If 24/7 access is allowed, make sure that is clearly stated. Conversely, if you require a specific amount of notice before a renter arrives, be sure to outline that as well.
This means that you have not verified your email. You would of received an email from Space Mates with a link to verify your email. Email verification is required in order to sign into the platform and list your space.

Your payment always goes through Space-mates.com.au, this is both safe and easy. If your host is asking for direct payment please contact us at hello@space-mates.com.au
If a host has added a security deposit to their listing, the renter will pay this amount when booking. Space Mates securely holds the deposit for the duration of the rental period. Once the rental ends and the host confirms there are no issues with the space, Space Mates will refund the full security deposit to the renter. If any damage or issues are reported, the deposit may be held temporarily while the matter is reviewed.
After the booking has commenced you will be able to navigate to the order received tab and click complete, funds will immediately reach your Space Mates account in the dashboard tab. Then you can "request a payout" and follow the prompts; the payout will be processed by the Space Mates team within 48 hours of the payout request being received.
As a Host, you have a direct relationship with the Renter, and a separate independent relationship with Space Mates. If you have a dispute, you should try to resolve the issue immediately with the other party.

To keep our community safe and spaces secure, there are certain items not allowed to be stored through Space Mates. Below is a guide to what can’t be stored in any listing, including but not limited too:
🔥 Flammable, Explosive or Hazardous Materials
• Petrol, gas bottles, kerosene, or any other fuel
• Fireworks or explosives
• Paint thinners or chemicals
• Toxic waste or asbestos
💊 Illegal or Controlled Substances
• Illicit drugs or drug paraphernalia
• Stolen goods
• Anything illegal under Australian law
🔫 Weapons & Ammunition
• Firearms or parts of firearms
• Ammunition
• Knives or weapons of any kind
🚫 Perishable or Living Items
• Food or plants that can rot or attract pests
• Live animals or pets
• Human or animal remains
💣 Dangerous Goods
• Items that emit fumes, smells, or are corrosive
• Lithium batteries not safely packaged
• Pressurised gas cylinders
🛑 Anything That:
• Is a biohazard or health risk
• Violates the terms of our insurance coverage
• The host specifically does not allow in their space
